The House Rules & Rental Agreement

The Fine Print

In consideration of the rent received and the mutual promises contained herein, Owner of the Rental Property does hereby lease and rent to Guest(s) such Rental Property under the following terms and conditions:
  1. Rental Agreement and Photo ID: Guest agrees that in order to complete the reservation, photo ID verification will be required by all persons over 18 years old in addition to this Rental Agreement being signed by the primary guest.  
  2. Primary Renter, who's name the reservation is in, must be present at check-in and stay for the duration of the reservation. You may not make a reservation on behalf of another person.
  3. Guest agrees to abide by all rules and regulations contained herein or posted on the premises related to the Rental Property.  Guests obligations include but are not limited to keeping the premises as clean and safe as the conditions of the premises permit and causing no unsafe or unsanitary conditions in the common area and remainder of the premises that Guest uses.  Guests agree not to use the premises for any commercial activities or purpose that violates any criminal law or governmental regulation.  Guest's breach of any duty contained in this paragraph shall be considered material and shall result in the termination of guest occupancy with no refund of any kind.
  4. Cancellation Policy:  Guest receives 100% (less $100 cancellation fee) if cancellation occurs more than 14 days before arrival; Guest receives 50% (less cancellation fee) if cancellation occurs more than 5 days before arrival; No refunds within 5 days of arrival.

  5. In no event shall the Rental Property be occupied by more persons than the capacity of the property as stated on the web site or the confirmation letter, without prior approval by the Owner.  No fraternities, school, civic, or other non-family groups are allowed unless Owner grants prior approval.  In no event shall Guests assign or sublet the Rental Property in whole or in part.  Violations of these rules are grounds for expedited eviction with no refund of any kind.  Guests hereby acknowledge and grant specific permission to Owner to enter premises at any time for inspection purposes should Owner reasonably believe that Guests are causing or have caused any damage to Rental Property.  Guest further agrees to grant Owner access to Rental Property for purposes of maintenance and repair. 
  6. A payment of 50% is taken by Owner at the time of the booking.  Any remaining balance must be paid 7 days prior to the arrival date, or this Agreement may be canceled by the sole option of the Owner.  An automatic credit card payment for the remaining balance will be scheduled by the Owner to be made 7 days prior to the arrival date.  If the booking occurs in fewer than 7 days of check-in date, the full amount will be due. The credit card of the first payment is used if a credit card was provided.  If the automatic payment fails for any reason, it is the responsibility of the Guest to make sure that the remaining balance is promptly paid in full, or the reservation will be canceled with no refund of payments made.  All policies contained in this Agreement shall apply equally to payments made by credit card, whether made via website, by phone or in person. Any refunds due to Guests from a credit card payment will be refunded by credit card transaction.
  7. Damage: Additionally, a security deposit hold of $300 will be placed on the credit card used to book 2 days prior to arrival, and will be released no longer than 5 days after departure. Any damage to the Vacation Rental must be reported to Copper Spring Cabin before check-out. You agree damage not covered by, or exceeding the limit of, the accidental rental damage waiver is your full responsibility. This may include damage or loss occurring during your stay, violations of house rules or policies, additional cleaning fees, trash removal fee, missing item replacement costs, or other service call fees and/or any fines or other costs incurred by the behavior of you or any other occupant during your stay in violation of laws or other regulations. You grant Copper Spring Cabin the right to charge the credit card number used to book the Vacation Rental for any such damages. To ensure that the proper party is held responsible, please notify Copper Spring Cabin of any damage found at check-in. 


  8. Regular payments for direct booking will be displayed as copperspringcabin.com on the Guest's credit card statement.


  9. No Hunting or discharging of firearms on the property.
  10. No Candles, glitter, or confetti.
  11. Children: Guests must inform the Owner of their intention to bring children and the specific number.  A child is defined as any person under the age of 18. Copper Spring Cabin has a maximum occupancy of four (4) adults, and three (3) children. 
  12. Pet Policy: Copper Spring Cabin is pet friendly. A $50 per pet, per stay fee will be applied. Pets should not be left unattended, nor chained or crated outside. Please keep the pets off of the furniture. 
  13. Internet, TV, & Utilities: No refunds will be provided due to inoperable wifi, television, or power.  The Owner will make every reasonable effort to assure that such amenities will be and remain in good working order.  No refunds will be given due to power blackouts, water shortage, flooding, snow, construction at adjacent properties, or other situations arising from acts of God or nature. Although we do not provide refunds for such inconveniences, we will service amenities as soon as we can upon notification.
  14. Smoking & Vaping Policy: No smoking in or near the windows or doors of our cabin. If it is determined that you were smoking in our cabin, you will be charged $200.00 per day plus any additional fees required to remove the smell of smoke from the cabin.


  15. Lost & Found: Items left at the cabin are not the responsibility of Copper Spring Cabin. However, we will do everything possible to find and retrieve these items to get them back to you in a timely manner. There will be a $25.00 min return service fee plus shipping for any items that must be mailed back to you. Items found and not claimed within 7 days will be disposed of at the discretion of Owner.
  16. Fireworks: Fireworks are not allowed at the cabin at any time. If you are caught using fireworks around the cabin, you will be asked to vacate the premises with NO REFUND issued for the time lost to complete your stay.


  17. Excess Cleaning: Guest will be charged for any excessive cleaning of trash, vomit, destruction, smoking odors, or Disrespect to the Property. This cleaning charge can be up to $500.00 so please make sure to leave the cabin in the clean state it was found.


  18. Parties & Large Gatherings: They are not permitted at the cabin under any circumstances. Conduct of unauthorized parties or gatherings may result in your removal from the property without refund and Copper Spring Cabin may contact local law enforcement when appropriate. You agree to respect the Vacation Rental, neighbors, the surrounding community and to follow all applicable laws, regulations, ordinances and rules, including noise ordinances. You agree to conduct yourself in a manner that does not disrupt neighbors or community members.
  19. Surveillance Cameras: There are three cameras on the property: one on the front porch covering the driveway; one doorbell camera facing the driveway; and one inside the basement which is locked and off limits. These are used to protect Copper Spring Cabin as well as the guest from liability, theft, and burglary. Tampering with the cameras or network in any way will result in an immediate eviction; you will be asked to vacate the premises with NO REFUND issued for the time lost to complete your stay.
  20. Host Access: You agree to allow your Host, Guest Contact, and/or their agents reasonable access to the cabin during your stay if requested. Such access may be necessary to resolve maintenance related issues you report. In the event of an emergency, the cabin may be accessed without prior notice or permission.
  21. Septic System - TOILET PAPER only. Our Cabin utilizes a septic system. Please do not dispose of feminine products, wipes, napkins, paper towels, tissues, diapers, Q-tips, cotton balls, hair, food grease, condoms, etc. in the sink or toilet.


  22. In the event Owner is unable to make Rental Property available for any reason other than described above, Guest agrees that Owner's sole liability as a result of this unavailability is to provide a full refund of all monies paid under this Agreement and Guest expressly acknowledges that in no event shall Owner be held liable for any special or consequential damages which result from this unavailability.  Guest also agrees to indemnify Owner from and against liability for injury to Guest or any other person occupying Rental Property resulting from any cause whatsoever including, but not limited to, injury sustained, except only such a personal injury caused by the gross negligence or intentional acts of the Owner.


  23. Owner may terminate this Agreement upon the breach of any of the terms hereof by Guest.  Guest shall not be entitled to the return of any rental monies paid under the terms of this Agreement and shall vacate the Property immediately.
  24. Agreement shall be enforced under the laws of the state within which the Rental Property is located, including any applicable rental acts of that state, and represents the entire Agreement.  Any amendments must be in writing and signed by both parties.  In the event of a dispute, legal action may only be instituted in the county within which the Rental Property is located.  If any part of this Agreement shall be deemed unenforceable by law, that part shall be omitted from this Agreement without affecting the remaining Agreement.
  25. Guest(s) agree to indemnify and hold harmless Copper Spring Cabin, the cabin owners, and Barker Family Enterprises, LLC. for any liabilities, theft, damage, cost or expense whatsoever arising from or related to any claim or litigation which may arise out of or in connection with guest(s) use and occupancy of the rental property including but not limited to any claim or liability for personal injury or damage or theft of property which is made, incurred or sustained by guest(s).
